By staying at this property, you and your guests agree to the following House Rules and Liability Waiver. These rules apply to all guests. The primary guest is responsible for sharing these rules with all guests and ensuring all guests understand and comply with them. Pre-Check-In Requirement All adult guests must accept or join the reservation with their full names and email addresses through Airbnb within 24 hours of confirmed booking. Instructions will be sent through Airbnb. No Unregistered Guests Only registered guests are allowed on the property. Unregistered individuals may be considered trespassers and may result in immediate removal, additional charges, or reservation cancellation. Supervision of Minors Minors under 18 must be supervised by an adult at all times. Maximum Occupancy The property accommodates up to 6 guests. Exceeding this limit may result in additional charges or reservation cancellation. Quiet Hours Quiet hours are from 10:00 PM to 7:00 AM. Please respect the neighbors and keep noise levels down during these hours. No Smoking Indoors Smoking is prohibited inside the home, garage, enclosed porch, or golf cart. Smoking is only permitted in designated outdoor areas. Please properly dispose of all smoking materials. No Parties or Events Large gatherings, parties, or events are not permitted without prior written approval. Unauthorized parties or events may result in cancellation of the reservation without refund. Pet Policy Pets are allowed only with prior approval. Pet owners are responsible for any damage, extra cleaning, disturbances, or community violations caused by their pets. Parking Guests may park only in designated parking areas. Please do not block neighbors’ driveways, access points, sidewalks, or roadways. Damage to Property Please report any damage immediately. Guests are responsible for damages caused during their stay and may be charged accordingly. Fire Safety Open flames, including candles or indoor fire-related items, are prohibited. Guests must follow all local safety regulations when using the outdoor grill or any approved outdoor cooking area. No Illegal Activities Illegal activities are strictly prohibited on the property. Golf Cart Use & Liability Waiver By completing this reservation and using the golf cart provided during your stay at 1391 Bunker Lane in The Villages, you and your guests confirm that you have reviewed, understood, and agreed to the House Rules and the terms of this Golf Cart Liability Waiver. 1. Acknowledgment of Risks You understand that using a golf cart involves risks, including but not limited to accidents, collisions, property damage, personal injury, or injury to others. These risks may arise from your actions, the actions of others, road conditions, weather, traffic, mechanical issues, or surrounding conditions. 2. Safe Operation You agree to operate the golf cart safely and responsibly and to follow all applicable local traffic laws, community rules, signage, and regulations. You agree not to exceed the maximum passenger capacity of the golf cart. 3. Driver Requirements All golf cart drivers must be at least 16 years old and must possess a valid driver’s license. No unlicensed or underage driver is permitted to operate the golf cart. Any driver of the golf cart must agree to these House Rules and Liability Waiver. 4. Prohibited Activities The golf cart may not be operated under the influence of alcohol, drugs, or any substance that may impair safe operation. Reckless driving, speeding, off-road use, overloading, or unsafe behavior is strictly prohibited. 5. Liability Release You agree to release Village Gate Properties LLC and Erik Nelson from liability for injuries, damages, losses, or claims arising from or related to the use of the golf cart, to the fullest extent permitted by law. 6. Indemnification You agree to indemnify, defend, and hold harmless Village Gate Properties LLC, Erik Nelson, their employees, agents, representatives, affiliates, and property management representatives from any and all claims, damages, losses, liabilities, or expenses, including attorney’s fees, arising from your use of the golf cart or the use of the golf cart by any member of your group. 7. Damage Responsibility You acknowledge that you are responsible for any damage to the golf cart during your stay, including damage caused by improper use, accidents, negligence, or failure to follow these rules. 8. Emergency Contact In the event of an emergency, call 911 first, then contact Erik Nelson through the Airbnb app or by phone. By agreeing to these terms, you confirm that you have read, understood, and voluntarily accepted the House Rules and Golf Cart Liability Waiver.
