House Rules & Golf Cart Liability Waiver By completing this reservation and staying at 1391 Bunker Lane, The Villages, Florida, the primary guest agrees to these House Rules and acknowledges responsibility for ensuring that all members of the reservation understand and comply with them. Pre-Check-In Requirement All adult guests must be properly registered with their full names through Airbnb within 24 hours of confirmed booking, as requested by the host. Instructions will be provided through the Airbnb messaging system. Registered Guests Only Only registered guests are permitted to stay at or use the property. Unauthorized guests or visitors may result in additional charges, removal from the property, or cancellation of the reservation. Supervision of Minors Guests under 18 must be appropriately supervised by a responsible adult. Maximum Occupancy Maximum occupancy is 4 guests. Exceeding this limit without prior written approval may result in additional charges or cancellation of the reservation. Quiet Hours Quiet hours are from 10:00 PM to 7:00 AM. Guests are expected to respect neighboring properties and maintain reasonable noise levels at all times. No Smoking Indoors Smoking or vaping is prohibited inside the home, garage, enclosed porch, or golf cart. Smoking is permitted only in appropriate outdoor areas. All smoking materials must be disposed of safely. No Parties or Events Parties, events, or large gatherings are not permitted without prior written approval from the host. Unauthorized parties or events may result in immediate termination of the reservation without refund. Pet Policy Pets are permitted only with prior approval. Guests are responsible for any damage, additional cleaning, disturbances, or community violations caused by their pets. Parking Vehicles may be parked only in designated parking areas. Do not block neighboring driveways, sidewalks, access points, or roadways. Property Damage Any damage to the property, furnishings, equipment, golf cart, or other items must be reported promptly. Guests may be held financially responsible for damage caused during their stay. Fire Safety Open flames, including candles, are prohibited inside the property. Guests must follow all safety instructions and applicable regulations when using the outdoor grill or other approved cooking equipment. Illegal Activity Illegal activity is strictly prohibited anywhere on the property and may result in immediate termination of the reservation and notification of appropriate authorities. The Villages Rules Guests must comply with all applicable rules and regulations of The Villages, including community standards, traffic laws, golf-cart regulations, parking requirements, amenity rules, and guest-pass requirements. Golf Cart Use & Liability Waiver Use of the golf cart provided at 1391 Bunker Lane, The Villages, Florida is optional. By choosing to use the golf cart, the primary guest and any authorized driver acknowledge that they have reviewed, understood, and agreed to the following terms. 1. Assumption of Risk Golf-cart operation involves inherent risks, including accidents, collisions, personal injury, injury to others, and property damage. These risks may arise from driver actions, the actions of other persons, traffic, road conditions, weather, mechanical conditions, visibility, or other circumstances. Anyone choosing to operate or ride in the golf cart voluntarily assumes the risks associated with its use. 2. Safe Operation The golf cart must be operated safely and responsibly at all times. Drivers must comply with all applicable laws, traffic regulations, posted signage, and rules governing golf-cart operation within The Villages. The maximum passenger capacity of the golf cart may not be exceeded. 3. Authorized Drivers Only properly licensed and legally authorized drivers may operate the golf cart. No person who does not meet applicable legal requirements for golf-cart operation may drive the vehicle. The primary guest is responsible for ensuring that anyone permitted to operate the golf cart understands and complies with these rules. 4. Prohibited Use The golf cart may not be operated: While under the influence of alcohol, drugs, or any substance that could impair safe operation Recklessly or at excessive speed Off approved roads, paths, or designated golf-cart areas With more passengers than the cart is designed to safely accommodate In any manner contrary to applicable law or community rules 5. Release of Liability To the fullest extent permitted by applicable law, guests and authorized users agree to release and hold harmless Village Gate Properties LLC and Erik Nelson from claims for injury, loss, or damage arising from the voluntary use or operation of the golf cart, except where liability cannot legally be waived. 6. Responsibility for Third-Party Claims The primary guest accepts responsibility for the actions of members of their reservation who operate or use the golf cart. To the fullest extent permitted by law, guests agree to indemnify and hold harmless Village Gate Properties LLC, Erik Nelson, and their authorized representatives from claims, losses, damages, liabilities, or reasonable expenses arising from negligent, reckless, unauthorized, or improper use of the golf cart by the guest or members of the guest's party. 7. Golf Cart Damage The primary guest is responsible for damage to the golf cart resulting from misuse, negligence, accidents, unauthorized operation, or failure to follow these rules. Any accident, damage, malfunction, or safety concern involving the golf cart must be reported to the host immediately. Guests should discontinue use of the golf cart if they believe it is unsafe or operating improperly. 8. Accidents & Emergencies In the event of an accident or emergency involving injury, contact 911 first when appropriate. After emergency needs have been addressed, notify the host immediately through the Airbnb messaging system or provided contact information. Guest Acknowledgment By completing the reservation, the primary guest acknowledges receipt of these House Rules. By choosing to use the golf cart, the guest further acknowledges the risks associated with golf-cart use and agrees to comply with the Golf Cart Use & Liability Waiver above. Things to Note Guest ID Passes: If you'd like access to The Villages amenities (pools, golf, recreation centers, etc.), we can help arrange Guest ID passes. These cost $50 per couple and are paid directly to The Villages upon pickup at the Lake Sumter Landing Sales & Information Center. Let us know in advance so we can coordinate for you! It's the easiest way to stay up to date during your visit. Golf Cart Use: A golf cart is included for guest use during your stay. Please drive responsibly and follow all local rules and guidelines within The Villages. Dog-Friendly Property: We’re happy to welcome well-behaved dogs! Security & Safety: The home is equipped with exterior security cameras for your safety. There are no interior cameras or recording devices.
